A Clearer Way to Understand What Your Project May Cost
Cost is one of the first things most clients want to understand, and it deserves more than a broad square metre rate or an estimate without context.
Every deck, pergola and outdoor living project is different. Site access, ground conditions, structural requirements, material selections, finishes and the way the new work connects with the existing home can all influence the final cost.
Rather than oversimplifying the process, we work through these details early so the pricing reflects the project you are actually considering, not a generic version of it.
What Influences the Cost
Height and Access
The higher the deck sits above ground, the more structure and labour it generally requires. Posts, bearers, bracing, stairs, balustrades and engineering may all form part of an elevated deck. Restricted access, limited material storage and difficult working conditions can also increase the time required before the decking itself is installed.
Ground and Site Conditions
Ground levels, soil conditions, drainage and slope all influence the footing design and construction method. A flat, accessible site will generally be more straightforward than a sloping block requiring deeper footings, additional excavation, retaining or more complex structural support. These conditions are assessed during the site consultation so they can be considered early.
Coastal Exposure
Homes near the coast are exposed to salt laden air, moisture and stronger weather conditions. Sites throughout Eagle Bay, Naturaliste, Yallingup and other exposed South West locations may require upgraded fixings, corrosion resistant components, protective finishes and more durable framing systems. These details add to the initial investment but play an important role in the long term performance of the structure.
Shape and Detailing
Simple layouts are generally the most efficient to construct. Picture framed edges, mitred corners, curved sections, wraparound stairs, integrated seating, custom screening and other architectural details require additional materials, planning and workmanship. They can significantly improve the finished result, but they also influence the overall cost.
Connection to the Home
The way a deck or outdoor structure connects with the existing home is one of the most important parts of the build. Finished floor levels, drainage, flashing, structural connections, thresholds and integration with existing patios or alfresco areas all require careful consideration. These details are what allow the finished space to feel like a natural part of the home rather than a separate addition.
A clearly defined scope, and a price you can rely on.
Scope & Certainty
Cape Build delivers defined residential outdoor projects under fixed price contracts.
Before the contract is prepared, we work through the site conditions, scope, materials, selections, inclusions, exclusions and relevant allowances. This establishes a clear basis for construction and gives you a proper understanding of what has been priced and what will be delivered.
Where a client requested change or unforeseen condition affects the work, the adjustment is documented and priced before proceeding, wherever reasonably practicable.
Fixed Price Contracts
Best suited to residential outdoor projects with a clearly defined scope.
A fixed price contract establishes the agreed contract value before construction begins. It provides greater budget certainty, a structured payment schedule and a clear reference point for both the client and builder throughout the project.
